Earnest money shall equal 10% of the purchase price per parcel, not to exceed $150,000. Closing shall occur on or before March 26, 2026, and will take place at Advantage Title in Grand Island, Nebraska.

TERM ON ALL PARCELS; The successful buyer must enter into a written purchase agreement immediately after the sale with a 10% (not to exceed $150,000.00) non-refundable down payment, the earnest money deposit can be made by personal check, company check, or wire transfer to the Cornwell Inc. Trust Acct. The balance is due in certified funds at closing on or before March 26, 2026. The seller will provide the buyer(s) with a marketable title, as evidenced by title insurance. Title insurance and closing costs are split 50/50 between buyer(s) and seller. Any additional title insurance will be paid by the buyer. The seller will pay 2025 and prior year property taxes. The property will not be sold subject to financing. Have all financial arrangements made before the auction. Announcements made on the day of sale take precedence over printed material and previously made oral statements. The written purchase agreement, to be signed by the seller and buyer(s) after the auction, is the sole and controlling document of this sale and supersedes any and all other terms, whether verbal, written, expressed, or implied and shall be the sole and controlling document for this real estate transaction.
