TERMS AND CONDITIONS
PAYMENT: A 10% down payment is required on the day of sale with the balance due at closing. The sale of the subject properties is not contingent upon the Buyer’s ability to obtain financing.
TITLE: Title to the property will be conveyed by a Warranty Deed. Title Insurance will be issued showing marketable title. Cost of title insurance will be divided equally between Buyer and Seller. Closing to be done through Nebraska Title Company–Grand Island, NE Location
TAXES: Taxes for 2021 and prior years are to be paid by the Seller. Taxes of 2022 and subsequent years are to be paid by the Buyer.
POSSESSION: Day of Closing.
