TERMS AND CONDITIONS
PAYMENT: A 10% down payment is required upon accepted offer with the balance due at closing. The sale of the subject properties is not contingent upon the Buyer’s ability to obtain financing.
TITLE: Title to the property will be conveyed by a Warranty Deed. Title Insurance will be issued showing marketable title. Cost of title insurance will be divided equally between Buyer and Seller. Closing to be done through Nebraska Title Company-Grand Island, NE Location
TAXES: Taxes for 2021 and prior years are to be paid by the Seller. Taxes of 2022 and subsequent years are to be paid by the Buyer.
POSSESSION: Day of Closing.
DISCLOSURE: The subject property or properties is selling “As-Is” condition with no warranties expressed or implied. Information has been gathered from sources deemed reliable; however, no warranty is made in regard to its accuracy. Buyer is encouraged to make their own inspections. Lot lines and measurements are approximate. Cornwell Inc. Land and Home Brokers and all affiliates are agents for the Sellers.
SURVEY: Cost of the Survey (if needed) will be split equally between seller and buyer; If the Tract are sold separately, final price will be determined after the survey and the per acre price bid price will be adjusted to the actual surveyed acres of each piece. If the tract stays as a while, no survey will be needed and total price will not be adjusted and remain the same as what was bid on the single tract.

PAYMENT INFORMATION: Cashiers/ Certified Funds Day of closing, Personal Check accepted for down payment.
